The proposal is to locate a new office development of 4486sqm net internal area plus a basement within the site and to incorporate a refurbishment of the existing 70/72 Esplanade.
The office accommodation is distributed on six floors (ground plus one to five) and at first and second floors of the listed buildings.
The basement is entered via a vehicular ramp and contains twenty six car parking spaces, bicycle parking and the main plant rooms for the building.
An additional plant area for chiller units is provided at roof level but is hidden from longer views by louvred plant screens.
The main entrance is off the Esplanade through the existing arch in no 70. A secondary entrance is provided off Kensington Place on the East side of the new courtyard.
The office space is designed to meet requirements as set out in the British Council of Offices Guide 2005 Best Practice in the specification for offices.
Planning permission was gained in 2006.
