Second Building Under Way – IFC 5
An international financial services organisation headquartered in Jersey has
signed up for significant office space in the second and next building to be constructed at the Jersey International Finance Centre (JIFC).
SANNE has agreed to lease around 50 per cent of MJP designed IFC 5, a 70,000 sqft Grade A office building which will be located on the corner of Castle Street and La Route de la Liberation.
The office building is incredibly energy efficient and provides exceptional levels of natural light for those working within it
Dean Godwin, Chief Executive Officer at SANNE said: “We are delighted to have secured this high quality office space, enabling us to locate our Jersey operation into one, prime location. The office building is incredibly energy efficient and provides exceptional levels of natural light for those working within it. Creating a comfortable and sustainable working environment for our staff is very important to us.” SANNE employs more than 700 people across 14 jurisdictions, 300 of which are based in Jersey.
This is a significant pre-let and highlights the demand for high quality, Grade A office space in St Helier
Lee Henry, Managing Director of the States of Jersey Development Company (SoJDC) said: “We’re obviously delighted SANNE has selected the JIFC for its future office accommodation. This is a significant pre-let and highlights the demand for high quality, Grade A office space in St Helier. We are experiencing increased levels of interest in the JIFC now that the first building is nearing completion and we’re expecting more positive announcements in the near future.”
The JIFC will provide Grade A Super Prime office accommodation in a new flagship office district. The first building is due to be completed next month. The IFC buildings have been designed to maximise natural light and together with column-free floor plates will provide complete flexibility for occupiers.
More than 50% of the site will be given back to the community
The development will also include extensive areas of new public open space. More than 50% of the site (the Esplanade surface car park) will be given back to the community to form a public square and public park for the enjoyment of all islanders.
There will be no loss of public car parking before, during or after construction of IFC 5. Additional space has been created by extending the Les Jardins car park which is linked to the Esplanade car park via the existing vehicular and pedestrian tunnel. Local contractor Camerons has been appointed to construct the second building.
Plans Submitted for Third Building – IFC 6
A planning application has also been submitted for the third building of the Jersey International Finance Centre (JIFC) in the St Helier Esplanade Quarter.
If approved, the building will provide approximately 69,000 square feet of net internal space over five floors
The planning application comes weeks after SoJDC said it has seen a “massive spike” in interest following the Brexit vote, with increased interest since mid-August as turbulent markets settled.
