Jersey Development Company have achieved planning consent for the fourth MJP designed office building at the International Finance Centre. IFC 2 provides 95,000 square feet of Grade A office accommodation over seven storeys and is the largest of the IFC buildings so far.
All of the IFC buildings have been designed with an emphasis on energy conservation. IFC 1 was the first office building in Jersey to achieve BREEAM ‘Excellent’, shortly followed by the JeCC Sustainability Award winning IFC 5.
On IFC 2, MJP have collaborated closely with Waterman Group to push the boundaries of sustainability to a higher level, by taking a holistic approach to reducing the development’s carbon footprint and water consumption, and aspiring to achieve BREEAM ‘Outstanding’.
IFC 2 will complete the quartet of environmentally sustainable office development… and provide a world-class business hub to support the growth of Jersey’s strategically important, financial and digital industries
Through extensive use of PV cells, a triple-glazed façade incorporating solar interlayers, and energy efficient lighting, heating and cooling systems, IFC 2 will cut energy consumption by a third compared to regulatory requirements.
Further improvements include the reduction in the use of natural resources with full rainwater and grey water recycling systems, driving down water consumption and saving 2.5 million litres each year.
All of the IFC buildings are standalone with full height glazing to every façade. The high levels of natural light and good views provide occupiers with excellent working environments and conditions which have been scientifically proven to improve staff well-being and productivity. The buildings’ high floor to column ratio allow highly flexible and efficient floor plates.
